1. Rental Property

After making a formal booking, you will receive from us an invoice asking for 20% of the total rental charge. The house will be reserved for you for 1 week until we receive the payment and will be released should we not receive the payment from you.
The contract is valid by sending off the booking confirmation, but is only binding after the landlord has received the first 20%. In case of a group booking, there must be an authorized person who signs and is responsible for all the group members.
2. Payment Terms
In advance: In order to secure your reservation a deposit of 20% of the total rental charge is required, the remainder is payable 8 weeks before your arrival, together with the end cleaning fee of 70 Euros.
Should your booking be before 4 weeks of your departure, your payment will be required in full on reservation.
On arrival: Payment will be collected for the breakages deposit, (€ 200), local tourist taxes (€ 1,30 /adult / night & 0,43 Cent/ child / night)
On departure: Electricity as consumed.
3. Rental Times
In peak seasons (February, July, August, Christmas & New Year), Haus Mirabelle can be rented for a minimum of 7 nights only. (Arrival and departure, Saturday - Saturday). At other times of the year, Haus Mirabelle can be rented for a minimum of 5 nights only.
The prices stated in the homepage (www.hausmirabelle.com) and the additional costs form part of the rental contract. The number of guests booked in at the time of reservation is binding and the number of guests can only be increased by prior arrangement with the owner. A maximum of 8 people are allowed to rent the property. Changes in price or the number of people staying in the rental property or other arrangements have to be confirmed in writing with the owner.
4. Arrival and Departure
The property is available for check-in on day of arrival from 16:00 onwards. If you wish, you can be picked up by us from a central point in Bad Goisern and taken to the property. If you would like to check-in later or have other requests, please contact us in advance to arrange this. On the day of departure, the property has to be vacated be between 09:00-10:00 am. Before departure, the guests must meet with the property owner to deposit keys and pay additional costs e.g. energy costs. The property must be handed over in a clean and orderly state with all the washing up done.
5. Damages
The expectation is that the tenant will treat the property respectfully and carefully to avoid damage. It is necessary to report any damages to the owner. The tenant is responsible for damages to the property that have been created by him/her, children or other guests. Pets are not allowed. Haus Mirabelle is a strictly no smoking property. All walking boots, ski boots, skis, bikes and sporting equipment must be left in the covered garage, so not to cause damage to property e.g. wooden floors and marking walls.
If the guests identify any damages, they should immediately inform the landlord. In the case of unforeseen circumstances which render the rental accommodation inappropriate, the landlord reserves the right to offer alternative accommodation. The tenant can only refuse if he has an independently recognized reason not to accept. If a tenant reports damage after the rental period expires, this is not accepted by the landlord.
If there are damages or faults made on the property which are not possible to rectify e.g., burst pipes, the tenant has the obligation to tell the landlord immediately. The landlord is obliged to repair the damage immediately to a good living standard.
6. Cancellation by tenant
If the tenant chooses to withdraw from the contract, there is a cancellation fee which will take effect. The landlord has the right to organize a subsequent tenant who will enter into the contract should the previous tenant withdraw.
If the tenant withdraws before 30 days of the rental period - 50% the total rental price must be paid (of total rental cost)
14 days before the beginning of the rental period - 80% of the total rental price must be paid
Less than 7 days - 100% of the total rental price must be paid
7. Cancellation by the landlord
The landlord can exit the contract at any point in case of gross negligence by the tenant or by their irresponsible behaviour towards neighbours or local people or the landlord. In case of a force majeur i.e., outbreak of war, strike, problems with the property due to environmental problems or fire), the landlord can withdraw from the contract without any further consequences.
8. Liabilities
The landlord does not accept any liabilities other than his contractual obligations. The liability is restricted to the time booked and the amount paid by the tenant. The landlord will not accept any damages, injuries or death to rental guests.
9. General
Verbal contracts are not valid - everything must be confirmed in writing. Individual components of the contract are not valid in isolation and the contract must be considered in entirety. In the event of legal action, resulting from a dispute in contract, the legal action will place in the courthouse, Bad Ischl, Austria. Austrian law will be enforced.
Should you choose to leave Haus Mirabelle before the end of your allotted stay for whatever reason, Haus Mirabelle will not reimburse you any of your rental payments, rental payment for the accommodation of domestic animals. Any unpaid electricity consumption must be paid before departure. We will return your breakages deposit of € 200 should there be no breakages and damage to the property. Any outstanding Tourist Tax paid in advance will be returned for the remaining nights of your stay, should you choose to leave before the agreed day of departure.
10. Google Analytics
